CRITERIA FOR RENTAL SELECTION

  1. (12) months current employment with the same employer OR One (1) year with previous employer with less than (3) months gap in employment.You must have a monthly income of $1400
    SS-Must have a total monthly income: $1200.
    SSI-Must have a total monthly income: $1200.
    SSDI -Must be 65 or retired or full time student, will qualify with total monthly income: $1200.
    Child support does not qualify as income.
  2. We do not accept Section 8 and extended housing.
  3. Security Deposit and First/Last Month's Rent cannot be subsidized and must be paid with Money Order, Certified Bank Check or Cash.
  4. You must be twenty-one (21) years of age or older. Under (21) years of age will be considered if you have a strong credit history and a qualified parent co-signs on lease.
  5. We require a Lease are for a (1) year period.
  6. Maximum residents are two (2) people in a 1-bedroom apartment in some of our units.
  7. You Must be in the United States legally, on a work card or visa waiting for citizenship.
  8. Credit Requirements:
  9. * A minimum credit score of 620 is required. A discount of up to $20 in $1 increments for every (2) two points over 730 FICA, per month is offered.
  10. *Credit Report + Income must show ability to pay rent plus existing debts.
  11. * Credit Collections and/or P&L Write-offs must not exceed $5,000.
  12. * Credit Collections should not be owed to rental or utility companies.
  13. * A Bankruptcy will be considered, if a good payment history has been established for a 2 year period since the bankruptcy.
  14. We are a drug free residence, no illegal drug usage or presence is/are allowed on the premises.
  15. No felony convictions within the past five (5) years. After five years, non-violent, non-drug related and non-sex related felonies will be considered if a strong credit, employment and rental history has been established.
  16. No Current Warants.
  17. No animals/pets are permitted.
