CRITERIA FOR RENTAL SELECTION

  1. Prospective Tenant with no less than six (6) months employment with current employer and a minimum two of (2) years total, with previous and current employer, with less than a (3) month gap in employment.You must have a monthly income of $1400
    SS-Must have a total monthly income: $1400 or more including any investments an/or annuities.
    SSI-Must have a total monthly income: $1200 or more.
    SSDI -Must be 65 or retired with total monthly income: $1200 or more.
  2. Full time students with qualified parent's co-signing.
  3. Child support does not qualify as income.
  4. We will consider subsidized security deposit if applicant meets all other criteria.
  5. First Month's Rent plus a security deposit equal to one month's rent to be paid with Money Order, Certified Bank Check or Cash.
  6. You must be twenty-one (21) years of age or older. Under (21) years of age will be considered if you have a strong credit history and a qualified parent co-signs on lease.
  7. We require a Lease are for a (1) year period and renter's insurance or enrollment in our renters liability program at the current rate of $8.50 per month.
  8. Maximum residents are two (2) people in a 1-bedroom apartment in some of our units.
  9. You Must be in the United States legally, on a green work card or visa waiting for citizenship.
  10. Credit Requirements:*Credit Report + Income must show ability to pay rent plus existing debts with housing and uitilities equal to 60% of income, a minimum credit score of 500 is required.
  11. * Credit Collections and/or P&L Write-offs must not exceed $5,000.
  12. * Credit Collections should not be owed to rental or utility companies.
  13. * A Bankruptcy will be considered, if a good payment history has been established for a 1 year period since the bankruptcy.
  14. We are a drug free residence, no illegal drug usage or presence is/are allowed on the premises.
  15. No felony convictions.
  16. No Current Warants.
  17. No animals/pets are permitted, exception: at our Cap Cod Manor building, with extra fees, (1) one cat that is declawed, neutered and/or spayed. Only one cat is allowed. A non refundable fee of $55/mo is required.
